Total annual appraised value in 2021 was over JPY 18.5 trillion and our rate of participation in the domestic REIT market accounts is more than 50% for both J-REIT and private REIT. We are also well recoognized by the public sector such as the Japanese government and local governments. We have been entrusted with nearly 1,000 appraisal assignments from these entities including public appraisals every year.
Our appraisal procedures follow the Japanese Real Estate Appraisal Standard and various other guidelines issued by Japan Association of Real Estate Appraisers. We have a Quality Control Department and our appraisal process is ensured with an internal screening system and code of ethics, which we believe are appropriate for an independent real estate appraisal firm.
We focus onto development of human resources to improve the expertise of our staffs. We are encouraging the staff members to obtain various real estate related qualifications.We have currently, among others, 4 MRICS (Member of the Royal Institution of Chartered Surveyors), 1 MAI, 20 ARES Certified Masters, and other qualified staffs, such as First Class Registered Architect,Real Estate Counselor, Land and House Investigator, Compensation Consultant, etc.
We have been responding in a prompt and proactive manner to our clients' challenges and needs becoming increasingly diverse and sophisticated along with the change in the society. We cover not only traditional types of assets such as office and residential properties, but also new types of assets from so-called "operational assets" such as healthcare facilities, hospitals, and solar power generation facilities to "alternative assets" such as self storage, data center and student housing, etc. In addition, we have a business partnership with Gordon Brothers Japan Co,Ltd., which enable us to provide asset valuation services on such as machinery, equipment and inventory.
Based on the experiences and expertise gained through our real estate appraisal business which are applicable to other areas, we aim to respond to a wide range of valuations in addition to real estate appraisal business. Actually we are a pioneer appraisal firm for solar power generation facilities in particular, and had worked on numerous number of solar projects, including valuation of the site and project feasibility evaluation.
In addition to domestic transactions in Japan, we are capable of responding to cross-border transactions, such as overseas clients' investments in Japanese properties (inbound investment) and Japanese clients' investment in overseas properties (outbound investment) by cooperating with JLL Group's valuation teams across the world without any partnership with a third-party appraisal firm abroad. We are also able to provide the sustainability related advisory and report together with Energy & Sustainability Service team in Japan and/or foreign valuation team in the more advanced countries in this area.
